Frequently asked questions
Is a masterplan review the same as planning approval?
No. Planning and permitting decisions are made by government bodies through their own processes, and an independent review carries no official standing whatsoever. The review improves the quality and internal consistency of what you submit and clarifies which approvals your scheme will engage. Treat it as preparation that makes the official conversation more productive, never as a substitute for it or as any indication of the outcome.
Do you review architectural and engineering drawings?
We read them commercially, not technically. Structural, geotechnical, environmental and building-code assessment must come from licensed architects, engineers and specialist consultants, and we will tell you where such input is missing. Our contribution is whether the plan as drawn supports a viable operating business, and whether its components, phasing and amenity sizing hold together under realistic demand assumptions.
Can you tell me if my scheme qualifies for special zone treatment?
We cannot confirm zone status, boundaries or treatment for any site or scheme, because those are determined by the responsible KEK administrators and related government bodies and are subject to change. The review sets out the questions to put to them and the documentation you should have ready. A written answer from the authority is the only version worth building a financial model on.
Will you say the plan is bad if it is?
Yes, and that is the point of paying an outside party. We agree scope in writing but never the conclusion, and a report that finds a scheme over-scoped, mis-phased or dependent on approvals nobody holds will say exactly that, with reasons. Reviews that only confirm what the client already believed are worth very little to an investment committee.
